Our service portfolio for the civil engineering sector ranges from the filing of the project with the statutory building permit bodies via the dimensioning of industrial buildings and foundations through to onsite construction management.
We cover all 9 project phases as per HOAI (German Fee Regulations for Architects and Engineers). These include (§15, HOAI):
Establishment of design criteria Clarification of objectives and development of the specific requirements of the project.
Pre-project planning (project and planning preparation) Analysis of design criteria, coordination of objectives, development of conceptual design, investigation of alternatives, integration of design team members; identification and description of essential requirements from urban planning, design, functional, technical, building physics, economic, energy management and ecological aspects; preliminary negotiations with building authorities, construction cost estimate as per DIN 276.
Schematic design (system and integration planning) Processing of the design concept (step-by-step development of simple diagrammatic documents), taking into account the contributions of other design team members through to the complete schematic design, project narrative complete with a description of the compensation and mitigation measures, diagrammatic representation of the overall concept, negotiations with building authorities, construction cost estimate as per DIN 276
Permitting documents Preparation of documents required by regulators to obtain the necessary building permits, licenses or approvals as well as the necessary negotiations with building authorities, submittal of planning documents, descriptions and calculations including contributions of other contractors involved in the design process.
Design development Further development of the results of project phases 3 and 4 through to readiness for implementation, preparation of detailed design documents relevant to building construction complete with all necessary data for execution (detail and construction drawings); updating of detail design during the construction phase / building realization.
Bid package preparation Establishing and consolidating quantities as a basis for drawing up the descriptions and specifications of work per trade; coordinating the descriptions of work with other contractors involved in the design process. Tender process support Compilation of tender documents for all trades, inviting, reviewing and evaluating bids; drawing up price comparisons, negotiation with bidders, cost estimate to DIN 276 based on unit and lumpsum bid prices, cost control, cooperation in contractor selection and appointment.
Construction supervision Supervision of construction for compliance with the building permit or license, the detail drawings and specifications of work as well as the generally accepted rules of good building practice and the applicable codes and standards. Supervision of construction of support structures as per § 63, sec. 1, nos. 1 and 2 for conformance with the structural stability analysis, coordination of trade contractors involved in construction supervision, time scheduling and schedule control, keeping a site log, joint quantity survey with trade contractors, acceptance inspection of works, notification of defects, invoice checking, cost recording, notifying independent supervisory bodies of readiness for conformance inspection and participation in conformance inspections, handing-over of the building including the required documents, listing warranty terms, overseeing remedial work incl. acceptance, cost control.
Occupancy and documentation Inspection of building for defects prior to expiry of the individual trade contractors? warranty terms, overseeing remedial work, cooperation in the release of securities, systematic compilation of the drawings and calculations prepared for the project. |
